I will only say that tenant tried to pay rent beyond the 60 days, I politely declined, and he got violent.We filed an unlawful detainer after they did not vacate.

Way to be.What I really find disturbing about @Andrey Y. formula, besides it being so small, is that he effectively punished the people who are struggling the most by charging them full rent for not paying by the first.
