Lenders are offering primary buyers that rate and you are getting it with 20 down (not even 25 which gets you the best investment rate). 

This means less buyers and a weaker real estate market. 

Virtually all 5+ units in Reno where the buyer is using bank financing will require 50+% down.

Selling a house with furnishings doesn't really add value and many buyers won't want the furniture.

"Inflation expectations" is a purely rational and logical way to look at it, but let's consider that bond market buyers/sellers aren't 100% comprised of Vulcans, and that there are highly emotional and irrational individuals among them, as well. 

Although, it's very capital intensive and you have to rely on a lot of factors you can't control, contractors, interest rates, market shifts, realtors, buyers, appraisers, inspectors, material costs, weather etc etc.

Buyer may elect to treat this Contract as canceled, in which case all Earnest Money received hereunder will be returned to Buyer and Buyer may recover such damages as may be proper.
