I have the ability to find properties that all in costs including rehab and purchase would only be 70 to 80% or ARV on properties. due to this I have been trying to find lenders that allow for less down and rehab coverage since the properties are so discounted.

The key is not the number of properties.

I was going to do that in an attempt to get creative with my financing options so that there are no liens on it and I could borrow against it as an option.

As real estate professionals, we know that international transactions come with unique challenges-different laws, cultural expectations, financing hurdles, and currency exchange factors.

Secondly I think eventually a bill would be passed that would allow standard financing for these types of properties if it indeed becomes some what of a norm...

And a deal in my opinion is one that will 1. pay for itself(All property expenses) and 2. pay the debt service(if necessary) and 3. put money into my pocket each month.
