Has anybody worked with VRM and Vendee programs within the last 6 months, what have been your experiences, good and bad?

Utah and the areas I am looking at in the Salt Lake County/Utah County area seem to be too high to meet the 1% rule, and it seems to be harder to find deals that cash flow, but that could be because of my lack of experience. 

You will be the sole-decider in the project and you'll get great experience and hopefully make some money.
