I personally don't like 3 bedrooms because the nightly rate to be profitable is too expensive to compete with hotels and 1- and 2- bedrooms, but not enough space for larger groups.

I always thought the saying “Cash is King” refers to buying power/ out-competing other offers that are using financing by offering cash, and that “Equity comes and goes but the cash always flows” was the trope of the “cashflow is superior to appreciation” crowd.
