Real estate is a wealthy persons game. 

I don't personally care about checks anymore so that wasn't an important feature for me. 

They might be willing to give different terms especially to a high net worth person that they can likely make money on cross selling.

I am also looking for in person meetups in the Detroit, Ann Arbor, and East Lansing or Lansing areas.

If you are only looking to be the person to flip the deal then you need to find someone willing to find the deal and someone to find the money.A HELOC could be good if you have the equity. 

I wouldn't spend 2k on it or anything.Yeah I have one particular house where everyone who books it constantly says how pleasantly surprised they are at how nice it is and that it looks so much nicer in person than the photos.

I would have hired a junk haul person to do the clean out instead of my contractor.

This is generally correct, DSCR loans do not look at all at your personal income.  

@Robert B Azimi If I'm in your shoes I'm meeting with the tenant in person to figure out what's going on.

I recently read a book that mentioned there being a lot of power and benefits of a personal corporation but I'm curious as to when a corporation is actually beneficial over the latter.
