@Yael Fuerst, if you choose not to do a 1031 exchange, you would also have to recapture all of the property's depreciation as well as capital gains tax when you sell. 10 years of depreciation on a $100K house ($80K of structure + $20K of improvements) You'll have an additional $9-$10K of tax on the depreciation.

This is my personal opinion, which probably won't be popular.If you are worried about the cost of hiring an attorney to create a proper operating agreement for your LLC, you probably don't need an LLC, and if you choose to use an online site to create an LLC, you probably get the protection you paid for.

This is the value of having someone who has local experience.The company you said, if they are some "remote" company, I guess they could provide the things that you need and save money, but I would hesitate to feel confident if they do not have regional experience and that you would be left vulnerable if issues arise with the design later on
