You essentially have essentially cast a super wide net and are going to get a ton of sales responses, but what I gather from your post that what you really need is a mentor/like minded investor to help hone in on recognizing good deals, narrowing your focus and absolutely protecting your capital.   

Where open floor plan looks especially awkward is when the living room is already narrow from side to side and goes straight back into kitchen like a train car.

I can put in all the criteria I want and it will narrow down my results as it should - but as soon as I specify # of bedrooms it drops down to zero.

I think wholesalers of all stripes will have to decide whether they’re principals or intermediaries, and for those who are both - depending on the deal - they’ll have to walk a more narrow tight rope.   

I haven’t narrowed down beyond that yet though as I know each has diverse areas.

Just be sure to refine your search using filters like "pre-foreclosure" or "foreclosure" to narrow things down.

This is a rather narrow set of circumstances, but it is out there.For your situation, sounds like you would just be considering items 2 and 3 for tax purposes.
