You will get pitched, but good coaches want you to get some reps first or else they aren't really coaching you, they are educating you and you can do that part for free.

While doing all these things minimize your expenses and save as much of your income as you can.

You need to change your pitch from a "Trial & Error" one too an "R&D" one.

And don't expect the compliant tenants that complained to stay after you minimized their concern and did not address it.
