I have been both formally diagnosed and medicated in the past for paranoia, and I feel I'M BARELY PARANOID ENOUGH for real estate.

New faces were EVERYWHERE and it quickly became a head shaking exercise weekly as we had max bids (and if anything, you'd think an experienced person could go a bit higher than a newbie) since almost certainly we could get it done for less and I was still part time then, even the full timers who could knock em out real quick and efficiently were amazed at how high so many went, there was NO WAY there was profit there.I did the same thing, moved upmarket, but if it weren't for years of experience and years of reading about what those buyers want, not just in near perfect quality, or perfection on the high end, but also the features they want.

The job market is growing in medical, tech, and with state workers going back to the office since covid we're seeing businesses doing better.

You have a lot of properties around the colleges as well that can be rented to students or since its next to a couple of Hospitals the Nurses, Doctors, and other medical staff pay good rents.

Basically, they do not want lawyers to deduct the cost of law school and doctors to deduct their medical school - which sort of makes sense. 

The property is going to be close to 3 hospital systems with various FSED's around them (I work in the medical field as a radiology manager).

Having worked in and around real estate including loan side for both residential and smaller specialized commercial (medical), renovation and new construction/new build with a broker & brokerage founder (who has since retired) I know from him that in addition to reputable property managers, contractors and architects we had accountants including a forensic accountant on the loan side and a handful of real estate attorneys with one on retainer.

But you wouldnt want the "extremely gifted" medical student to perform brain surgery on you if they have never done an operation before in their life right?
