The catch is that the populations are all recent.. recent as in, massive booms in the last 40 years when suburbs ruled the development world, and density didn't necessarily increase except in the most urban and highly commercialized sections of the city (city centers primarily, which is mostly class-A prime real estate). 

With massive STR potential.

Maybe they were never truly permanent STRs.  2020-2022 was an anomaly due to the pandemic and massive government stimulus.

I’ve also seen the massive construction going on and assumed the STR would be affected.

So, I got to help a family figure things out, I got to help them reorganize and get out of a massive hole, while I make money as well...Thats example is probably the biggest reason why pre-foreclosures for me.  

The home was built in 1800, but looks like there was massive renovation done and from the looks of it I couldn't even tell it was that old.

@Karim Elahi there are areas with massive section 8 potential and appreciation (19145,19146 areas of South Philly can be great) the areas however will depends entirely on your investment strategy.
