For bookkeeping purposes for our clients, we usually do an 80 (building) / 20 (land) split until we have the correct figures from the county records (it takes some time for those to post sometimes).

That right there is the issue with 50/50 agreements. someone needs to be the manager and take the lead on these things and split the vote.

Splitting duties and addressing risk aversion worked for us.

I can't do central AC with no furnace, and wall mounted mini splits will look terrible.

I am not going to split hairs on whether an insurance policy is your asset or another’s asset but it is not the subject property.
