Also, check local zoning and park rules to ensure flexibility with different housing types.

In order to network with wholesalers and lenders the best way to go about it will be to attend the local REIA like The Greater Houston REIA and also joining the local investors facebook groups. 

Being close enough to hospitals and also the University is a good strategy, but would be happy to give you some more info on the local areas here.

Portfolio loans from local lenders may also offer flexibility.

But unlike going to your bank (and getting your local banks CD rates), with these accounts you can shop CD rates nationwide. 

@Jefferson Black- thanks - I am not aware of any lender that  will do a loan on an INV  manuf home property ...you might contact the local small to mid size credit unions and banks in your area ...you also might try the bank that you have  funds deposited at - good luck

However, if they are still considered a short-term guest under lodging rules, you may have more flexibility, though the specifics can depend on local regulations in Seattle.Since this can become a legal gray area, I recommend documenting all agreements, payments, and communication with the guest.
