Should I spend a good chunck of my savings on a licence if eventually I want to get into the mobile home arena?

If you are just buying and doing nothing else, then you will spend some $ on classes, licences, periodic education to keep up with licence, etc. 

Check your state DMV for each unit.Check with county to ensure the park has only the number of units it is licenced to have.

I just passed the licence exam in IL and have started my search to hang my licence. 

You are LITERALLY posing as a licenced agent here and this WILL get you in a poopload of trouble.So in that case, head to craigslist and post an ad where you do not say anything specific about said property.

@Hobart KingHi Hobart,if it were mine, I'd find 3 workmen (state licenced contractors) who can re-do the lath and plaster and get bids from them, as well as 4 references each (12 phone calls) for recent similar lath and plaster work.

Just seems like you could put your license in jeopardy by "wholesaling not using a licence." 

Talk to a Broker, You still have your licence and ARE a licenced Realtor.
