I looked around and found lenders that will do a day out of foreclosure up to 50%LTV down to a 500 credit score but the loan amount minimum must be 300k.

Which brings me back to the "F.I.R.E" thing maybe you should look into that and changing your lifestyle and doing a blend of a lesser/easier job, less expenses, some real estate investments, and some stock investments.
