By working for a larger corporation you are gaining an unfair advantage, by letting them train and develop you (while you are getting paid) and you do real estate on the side.This idea is not from me, read RichDad. 

In my experience, most people are better off just trying to sell their portfolio and buy a larger asset.

The choice between the two would be up to your investing goals and what you are wanting to do with the property.  

Lease options are the vehicle of choice here, until I sort out how to get to the other side of the ceiling imposed by debt to income ratio.

You do not own the building, so no choice but to have the inspection.

One thought would be for you to move into the smaller unit and rent out the larger unit to bring in more revenue.

I believe it is a larger issue than what we define as the economy, which is mostly measured in corporate profits and Wall Street performance, this is not what the average person perceives.
