Well, a lot of life happened and now I am getting back to zero no debt and I'll be renting for now and I am considering a duplex to buy cash or maybe land and some sort of unconventional home but still purchasing cash.

• Do you foresee any delays based on material availability or subcontractor scheduling?

Obviously tough to give advice based on minimal info and no info on your personal situation.

I'd also like to try to purchase with a land trust or my LLC. 

One developer I worked with built smaller homes around a central courtyard, and buyers appreciated the balance of affordability and community.In San Diego, where I’m based, density has taken a different shape...like ADUs (Accessory Dwelling Units) that maximize land value.

I do not do a lot of volume, so it would take me a long time to get a good data set just based on those numbers.

Don't have any land specifically, although we've got a small town about 40 minutes north of Baton Rouge we've been investing in lately that seems to have some demand.

Most landlords wait for a problem to land in their lap, then they waste a ton of time thinking, worrying, researching, and bleeding money before they ever take action.
