Thanks Chris but loan will be in the individual state LLC not on the Wyoming one.

Each note is reviewed individually and most note buyers will provide quotes once the transaction has closed, recorded, and the first payment made. 

IMO, the best strategy for that type of individual is to purchase residential property in an area they are or can become familiar with; in an area where the neighborhood is “on the rise”, typically where demand exceeds supply and people are spending $$$ on fixing up properties.

I assume that if the wholesale deal falls through the earnest money is lost and the "Gator" lender would have to seek the money from the wholesaler who did not have the funding to begin with.Am I misunderstanding? 

What is the recourse for the tenant who signed the lease under each individuals name?

Typically, we conduct background checks on only the individuals who are responsible for the lease (primary resident) and/or cosigners.

If they were separately metered, each tenant would pay the $116.50 base fees and their individual use, which would be 3x higher than what they pay when sharing a meter.There are many options, but don't make it more complicated than it needs to be.

We currently accept rent from tenants using a variety of 3rd party apps-Cashapp, Venmo, Zelle but are moving away from accepting payments in our individual names and want to start accepting payments directly to the LLC/business accounts, but LLC accounts do not accept Zelle and there is a fee for using business accounts on Venmo.
