How it was handled is messy, poor docs, potential fraud from owner forging end buyer signature without consent, no paydown financial logs(amortiz table) on the REC since there was no escrow company involved so the payments were going in direct to seller account who was not paying property taxes and the tenant is getting burned on this deal.(2)The contract almost non existent or sketchy at best.

I’m curious if people have found properties that can cash flow $100+/unit after direct expenses (prop tax, mortgage, homeowners insurance, etc) & indirect expenses (vacancy, capex, prop Mgmt, etc) in this area.

Indirectly anyway.  

On 11/8, he moved this older vehicle a parking spot behind where he originally parked, but it is currently still parked on the street in directly front of my home on my side of the curb.

Often times an outdated condo will sit on the market... which is in direct contrast to Denver, where outdated homes are often quickly eaten up by investors. 

But, as you've noticed you have direct and indirect operating costs to do it and maintain your corporate veil, otherwise what was the point.I'd be happy to chat.

I actually figured out a way to indirectly leverage my student loans to buy my first property :)

ie; eliminate personal debt, invest in better data metric platforms for leads, invest in direct mailing or perhaps join mentoring and mastermind events?
