What is your goal and more importantly what is your WHY?  

While conventional lending may become more restrictive, private lending and alternative financing will likely become even more important for real estate investors.

This may not seem important now but I’ve had two partnerships turn sour and if we’d have had an exit strategy on either it would have saved tens of thousands of dollars on legal fees and court costs.

Considering doing a 75% cash out refinance > 30yr 7.45% interest rateIn what situations might the 50% Rule provide a misleading picture of a property's financial health, and when would relying solely on the DSCR potentially overlook important factors? 

I hope the heck I've got more than a decade to go, but just have too many play things to do that are more important than buying another house.

I'd also like for them to be aware of costs like insurance and taxes, so that they have a better understanding, but I'm not sure that's really that important.
