But I think it would be downright idiotic to assume that, uniquely among all professions, they will be immune from disruptive change brought on by technology.And the notions that a real estate agent is in any meaningful way analogous to an attorney is just silly.

this thought that rentals are immune and if economy gets tough rentals will be stronger I don't buy that that's not what happened as I stated in many markets from 08 to 2011.I had clients load up on 4 plexs for 350k each in PHX market in 04 ish.. they would buy 2 to 4 of them each by 09 those same units were 100% vacant and trashed and stayed that way for a while and those investor walked got their credit trashed for a decade and lost their downpayments.. those 4 plexs were trading in 2010 for under 100k each.I bid on 120 brand new sfr s for 100k a door in 2009 in Fort Meyers area.. bank liquidating a builder.. darn near took it down.. those houses buy 2011 went on the steps for 30 to 40k each..

Houston has not been immune to the affect that high interest rates and prices have on getting cashflow, but my latest clients are pivoting from houses that need upgraded, to new builds and houses that have the upgrades so that they can put their business on autopilot and not deal with heavy CapEx expenses.

They say that cash flow somehow makes them magically immune to any downturn as if their tenants and their cash flow especially in lower end markets (where cash flow on paper looks the highest) will somehow be unaffected ... rent doesn't go down in a recession, it stops ... not all cash flow is created equal, and quality of cash flow in this case is more important than the quantity.

I think they messed up the demand for the vaccine when they started saying that even if you had COVID that you can get it again because the immunity does not seem to last.
