Steve - We would be interested in taking a closer look at this. 

I do believe with my current leveraging strategies I would have way more properties by now and I would be way closer to my personal investing goals had I done it this way.

So for example if you were investing in a core real estate strategy ( one of the safest) it would be nowhere near as high as 15 to 18% IRR (and closer to 5-8%).

But the closer to where you live is always better so you can self manage and save money.

WOuld love for people to have weddings there... it has a 5 acre beautiful grass field that can easily be used. 

If you're seeking a city with balanced occupancy that can support year-round demand, Tulsa might also be worth a closer look.

I wouldn't worry too much yet but if after a couple more days of no activity, I would bring the price down a bit to be closer to the top end of the market and see if there are recent comparables that have been rented (especially if you have access to the MLS)
