The amount it costs to "do it right" normally makes new garden units cost prohibitive. 

Just in maintenance, PM, and vacancy expenses the $1800 is mostly gone... not to mention landscaping, snow removal, insurance, prperty taxes, cap ex, etc...

I have 2 tickets for a SUPERIOR DELUXE GARDEN VIEW - (2) DOUBLE BEDS room with an additional day added on.

If it is later in the project, and most of the money is spent, well that is where reserves come in (hopefully those aren't blown through).If you have more time than money, you go in and do work that you would prefer to have hired (i.e. cut new beds and put down mulch yourself versus paying the landscapers...).

I believe unless you see a use for it (having a landscaper keep mower in there, or other handyman stuff) do not spend the time and money; take it down. 

I also help other investors get started there with my team.It's a great market but you really need to understand the landscape and risks.

I struggle with frustrating them when they are so very good, they are planting gardens in the front yard. 

My roof water leak test could not reproduce the leak albeit the amount of water from a garden hose can't compare to a major rainfall. 

If you have been using expensive vendors, consider switching to more affordable service providers or negotiating bulk discounts for regular services like landscaping or repairs.
