I'd fix a leaky pipe, replace a broken fridge and invest in maintenance of a heating/cooling system - a chipped sink, not so much.Depending on the importance of repairing the sink and the cost of reglazing, taking into account whether or not you'll be replacing the whole counter in the forseeable future, I'd either get it reglazed (do it again if it wears out incredibly in five years) or buy a do-it-yourself kit and touch up the chips, scratches, or whatever is bothering you.

the cost of repair service is astronomical (twice the cost of utah)...now maybe my tenants are getting taken but 400 to fix a gas fireplace, 400 to fix an ice maker in the fridge...the list goes on and on.

I was the broker for both the acquisition (as selling agent) and disposition (as listing agent) for this transaction.Bought for $90,000 in October of this year.Bought a new fridge, new vent hood, installed new carpet, and took care of some small repairs.HOA, property tax and holding costs were under $350 a month.Listed the property on the MLS and sold it for $126,000, closed in early March.Most likely could have reduced the holding period if we started off by listing the property at a lower price sooner.
