We locked in at 6% about 16 months ago, which was fortunate. 

Fortunately we had title insurance.

Well, fortunately they didn't listen to me, sold at a fat profit and bought a house in Boca Raton. 

Fortunately, it required more cash than I had in the bank to close, repair, put on market  and etc. so I reached out to HML to finance it. 

FYI, because of all the lawsuits he had to rebrand and change his company name from "Fortune Forclosures" and "Flipping on Demand"  to "Empire Real Estate Builders". 

I was fortunate to buy it when prices were much much lower and got a great deal on it so we don’t have a mortgage on this building but if we did the cash flow would help with that as opposed to taking a distribution at the end of the year.

We will end up having to complete more of the labor on this project ourselves than planned and we will be fortunate to finish this one without being in the RED.

No new year resolution this time, but I will have a todo list instead. 2023 was not how I wanted it to be, now that my back is kind of back against the wall (money running low) I hope I can finally get myself into the action mode this year.Thank you for tuning into my blog!
