@Samuel Coronado - cash flow on new builds here right now is fairly non-existant without putting more than 20% down. 

And not only that, my cash flow on my new properties was low or sometimes zero.

Looking to net 4 figures a month in cash flow with this unit - the goal is to close 7 more by the end of the year - let's see how it goes.
