However, my concerns are outweighed by the potential positives landlords (and the community) could receive from having this info at their fingertips. 

Knowledge is paramount, and you have great tools at your fingertips, use the MLS.

Simple in that you know what needs to be done and the mechanics involved due to all the education out there at your fingertips.

You'll literally develop what's often called a "finger tip feel" for a good deal.Skip this critical step and you're adding a lot of risk to the equation.

All investors need to learn the GIS and other mapping applications intimately, the overlays show things like Zoning, Flood maps, Soil types, Topo, and much much more, all at your finger tips 24/7 I never take anyone's word for anything, especially from a government office, even before the GIS  was wide spread I would go to the county offices and read the maps myself,  Do your own homework and dont rely on others,  same reason I learned abstracting, understanding more than most will get you farther than most, best of luck.

I don't have Johnston and Harnett county analysis data at my fingertips, but in new construction I'd guess southern Wake and northern Harnett and north-west Johnston counties will outperform the Wake county MSA in general by a wide margin in the next few years. 

And since their research and Tech is done here in Portland we then met for breakfast one morning and he walked me through the app very quickly but I realized wow this is way cool.. and what I spend thousands on in the 90s is now available at your finger tips for price that is incredible. 

What I find awesome and amazing and something people should take note of is you have this information at your fingertips.
