It may cost you a little more up front but less chance of a false start.

Too much wasted time and false hope.

That can include false acquisitions, which may be hard for you to disprove.

Some thoughts:-You make a lot of assumptions about how accredited investors got their money, particularly the false equivalence of wealth being derived solely from business acumen/knowledge.

Thanks in advance, Henry  If you stick to the bigger names / more established brands in the industry you will be more likely avoid things like false advertising.Super important to note that real estate is a people business though.
