We just canceled a contract on a home built in 1910 for a plethora of issues including windows, roof, nesting animals in the attic, deck about to fall apart, Garage roof unable to inspect - looked terrible from outside, sagging gutters, not-obvious water intrusion, sagging ceilings, outdated electrical.Get a home inspection.

First goal should be to build a nest egg to help in case there is a pandemic and youre not allowed to evict for a year.Next would be to save up for another property.I would only consider paying down my mortgage if I was planning to retire soon and wanted to stop growing.

For the contract stuff you should talk to a lawyer about that and someone already utilizing the strategies you are discussing, know the risks of the strategy you want to implement before moving forward and maybe try to shadow someone already doing them.Again my initial recommendation is that you put your work ethic and drive toward something with a more predictable payout, stop wasting hours working for Walmart, bring your earnings up and continue learning about this industry and then make a move for something bigger once you have a nest egg built up and have taken the time to develop enough skills to make it in whatever you decide to pursue.

We currently have a couple nest eggs that we could tap into for startup funds, but our financial advisor has advised against tapping into those, naturally b/c it sets us back in those other life goals (which makes sense).
