Are there environmental risks in the area?

I'm sure there aren't, but by taking this approach it will make them aware that their usage is a problem and hopefully they'll be more conscious of the cost that they are running up.How have you all handle similar situations?

New tenant received glowing references and has been employed at the same environmental non-profit for several years, has good credit, etc.  

@Dustin Salmon A Phase I (ESA) will tell you if there are any recognized environmental concerns, current or historical, and if really serious, a Phase II will be recommended.

It becomes fun in a sense, because you are forced to consciously think about every expense and see how far you can make a dollar last.

I travelled for my work, and for a few years we lived in Malaysia, and we made a conscious decision to stockpile our miles. 

An area of due diligence on unredeemed tax defaulted properties that is sometimes overlooked is environmental issues.

I might be phrasing it incorrectly- Alliance Environmental did the tests that showed we had asbestos in the popcorn ceilings and they are a company who can provide remediation, but they are not the company who caused the problem.

Someone could buy on contract and run down business, create further potential environmental liabilities, fail to make payments, and the market could decline.
