On the flip side, what could you sell it for right now, and how much cash would you walk away with?

I've spoken to a ton that think Pace is the 2nd coming who walks on water and pees liquid silver. 

Anyways, as you can see from the page in the web archives, the "Portfolio" tab of Nextlevelequity.com, as of July 2024, presents in such a way that I at least (and I think I am a reasonable person) walked away thinking that you are the underwriter/owner/operator of the asset known as "One18 Place" - described as a 236 unit apartment complex.Melanie asked you some questions in a forum post (actually, many forum posts) about whether you were the owner of One18 Place, and, in response, instead of saying "Yes, of course - I wouldn't list a property on my website's 'portfolio' tab unless I did, in fact, own and operate it!" 

You spend 500.00 bucks or so for an hour or two from a very good attorney who specializes in foreclosures and have them walk you through it  in person in their office..

I fixed a leaky roof, revamped the kitchen that time forgot, and transformed the backyard jungle into something a human could actually walk through.

We have put together forms that allow us to scope out properties on a walk thru and be pretty close to the final cost. 

Realtors have likely walked through and done a broker walk through.

A SE walk through would run around $600-1000 to assess it and would be a good starting point honestly.

Just walk away if you sense they won't let you investigate any aspect of the property you wish to.
