The best part is being able to use the property with family if there was any down time.

I know that a lot of PM's who have good contractors and handy men want to keep them busy during down time too so that they don't find another PM to work for... so if they can supply a great contractor with great investor projects, whether its theirs or their investor clients, they are making money either way and keeping a good contractor happy. 

Other than docusign, what other methods do you guys use to decrease the manual downtime & streamline the process so as to increase the amount of submitted offers & thus boost the chances of getting accepted offers?

My contract has an hourly rate for extras, including down time to lack of materials.

Stick with the old energy and water wasters and save the call and the down time.

Location is key during down times.
