BTW you said you have a 9-5 so keep in mind you cannot double dip on the employee 401k contribution.

I would first try to figure out if there is any way to buy in your local market through creative ways - renting by the bedroom, 2-4 units, house with ADU etc.

Get replacement cost hazard insurance along with an umbrella policy of at least $1M, probably double in your area.

Still, we've re-opened our VRBO listing and have just started a listing with Mini Stays to see how they perform.
