You may also be able to "make your market" if you can hit a critical mass.

Keeping a 2.99% rate sounds great, but it may be costing you thousands of dollars if you are in the double digits with your other outstanding debts.

@Shane Regnier I've flipped a bunch of houses in Ocala but have yet to dabble in the rental market. 

I would absolutely counter with a price closer to market and see how they respond.
