The guest denied having a cat, called me "literally insane", and so I asked if she ate cat food often, since there was an empty can in the trash.

Contractors and vacancy ate me alive the last two years, but when I complete the value adds and the last two remodels, It will cash flow nicely.

In one case dog had destroyed the carpet but it was Fannie Mae rehab crap anyway,  we just ate the cost of a new carpet.  

The clawfoot tub rotted through because she was using the tub as a garbage can and the trash juice ate through the cast iron!

Not expensive - 18 bucks - but we would have ate the cost if we just handed over the deposit in person.

I have all utilities in tenants name so that only they ate responsible for their utilities.

Everyone thought it was a terrible idea; they wouldn't pay, they'd destroy my house, they'd have strangers over who'd steal from me, and they'd stab me in my sleep while they ate my food. 

It was totally dated and most of the rooms were ate up by termites.

I ended up with a much nicer house almost completely remodeled but had to suffer through a 3 month vacancy period that ate up all my reserves at the time.

She seemed to be a pretty hands-on landlord, she even visited and ate dinner with some of her tenants haha.
