If it's a unit that you knew you would have to drop $10k or more into when the time came, you may want to ask your realtor (just assuming you have one) to do a re-negotation on price in light of this new info.

Go check different renovations around,or check the permits of the recent flips etc... or go home depot in the morning and check who comes there at 6, anf get their info.Pro desk should have plenty of them.

Not sure about PA, but in NY if there are any lights in common areas the landlord needs a separate meter - you can just go count the meters on the house, if there are 5 then you know there is one for common areas.I wouldn’t use cap rates for a four unit, use comparable properties if possible.
