I haven't booked anyone from FF this past year, but I might keep one unit open to keep the conversation open.

It felt super dismissive, and it became clear he just wanted me to sign the papers.If I were to do this again, I’d reach out to more agents and have more conversations to find someone who is more empathetic. 

Regardless, the initial conversations need to be had with attorney's to get their input and the SEC needs to be made aware of the situation along with the involvement of parties that have already been convicted of defrauding investors! 

$85K seems extremely low for a garage conversion.

With the HELOC and then converting it to a term loan you will probably be paying higher interest and/or shorter amortization period on conversion which will mean higher monthly payments.

Lastly, check your conversion rate to see how many clicks turn into actual leads.Test different audiences and ad creatives to find what works best, and don’t worry if it takes time to dial things in.
