I know of a couple people who are doing this very unscrupulously at the moment and have seen how they are structuring their deals.

Here in TN we issue POQ within a couple of days of rent being overdue, usually giving them 14 days to correct before official eviction proceedings start.

While I always prefer to do deals with local, responsive agents.

A couple developers we work with skip LIHTC and the tax credits and go the route of impact funds to help alongside other debt and sometimes equity. 

I can put in touch with a couple of local insurance agencies.  

Platforms like Avail can help if you prefer to self-manage but still require time for repairs.Tax-wise, repair costs may be deductible immediately, while major improvements must be depreciated over 27.5 years.

Couple quick swipes of the planer, cleaned up the sides to get rid of the bumps, nice and smooth.

@Jayna Stevens A couple thoughts.. 

Cost to wait is maybe save couple grand on zoning attorney but could potentially make that up by earning some rent earlier (vs. unused space).
