My main concern there is around property management, but that's a topic for another day.In the meantime, we've been renting our spare bedroom on AirBnB and have netted anywhere from $200-600 per month.

I could maybe do the design in my spare time and bring work to my GC.

I recently watched the @Brandon Turner and @David Greene webinar on the 90-day call to action for real estate investing and have since begun to analyze as many deals as I can in my spare time. 

Beginning at about age forty we started slamming every spare dollar toward paying off our mortgages and within a few years paying cash for new properties and continuing to rid ourselves of debt.

I also added four fluorescent fixtures (used) from ReStore to my garage at home - about $32 total, including tubes and spare tubes.The ReStore does sometimes have new windows and doors that were overstocks, or a special order that somebody didn't go through with, or things like that. 

Modified is inexpensive, will compact and deflect water, and with a high point against the house, run water from roof roll off away from the walls/foundation.Hope this helps.
