I can't speak specific to cap rates today but when I was negotiating new builds for the health system I was overseeing it was right around a 10 Cap but that was about 3-4 years ago, specialty clinics and these were new builds. 

I'm a traveling physical therapist looking to transition out of working in the clinic and treating patients in the next 2-3 years by building passive income through real estate!

So I recently purchased a multifamily home in a great location, near bus lines, freeway on ramp, shopping center 2 mins away with gym, restaurants, gas station, grocery store etc.  5 mins to walmart, theaters, medical clinic, higher end restaurants etc.  

We are looking for a property up to $ 6 million in sale price with multiple tenants or a medical clinics or dental offices with multiple tenants.

Hospitals do this with medical clinics, engineers, accountants and attorneys may work in such a manner.
