As far as I know, you could start the refi process BEFORE the 12 months was up - provided that you cleverly bought/added the needed 20% equity before the refi. 

(I don't think I got an answer to that one, but now that I'm reading THIS thread, I'm more convinced than ever that VA is NOT for the purpose of guaranteeing that Investment Loans will readily be available to Veterans so long as they're clever about using the VA system). 

It's a really good deal and I hate to let it go, here's what we've come up so far. they find the money (I'm guessing unlikely),Get the bank holding the judgment to take less, or get the 1st position bank to remove fees and interest for non payment, hold a note to a very qualified co-signer (if I can take first position on their deed)Anyone else have other clever ways they've dealt with something like this?

Hey BPers, my name is Sebastian and I'm super passionate about RE and really want to get started in investing.Currently, i am going through an online course called Your First Million in Real Estate from Clever Investor.

Of course, you'll have to clean and restock supplies, linens, etc between rentals and figure out how to find short term winter tenants.  

There are lots of clever ways I have heard on how people find and use money to get into a house or property.

@Jonathan Darling, I often watch those Flipping shows on TV, and one of the clever things I see is when the Flippers go over the (ARV) sold comps for the area, BEFORE deciding what to Offer. eg.

I'd love suggestions on what you think i should have at the residence for people's stays outside the obvious- bed, empty drawers, linens, towels, silverware, etc.. as well as any other tips or suggestions for having a successful AIRBNB property-how to price, how to attain good reviews early on and get near top of the list, etc.

Does anyone have any experience with Cody Sperber / Clever Investor and his mentoring program?

Why isn't some clever capitalist coming up with a solution for this market gap!
