., buying ceramic tile at Lowes because they have a $0.59 sale then going to HD for mosaic tile because they have the design we want all while continuing to source faucets and vanities at cabinets-to-go or ikea.

That will be nasty with food spills.Carpet will not last either in common areas like living and dining rooms.If I were doing it, ceramic tile > laminate > carpet.

Often, the 'who cares' is more important than the former:  new plumbing or electrical throughout is a great improvement, but it just ain't sexy.Granite or quartz, stainless, LVP, touches of ceramic, lots of grey or muted tones, sharp landscaping--these are the sexy ones.
