We had to include language in their contracts when they renewed last summer detailing the terms of the deal.

The problem is that the property gets really hot in the summer, and it only has an attic fan.

We actually put one in our lower level and while this is fine in the summer , in the winter in the northeast this is adjacent to a bathroom and the bathroom is then freezing. 

Summer is usually much slower, then we have a smaller "second selling season" from early September until around Halloween. 

Currently my STR is doing great during the busy summer season in SC and covers my offseason which is fantastic, but I'd like to maximize my income with this property.

They get summer traffic from the Dells overflow and in the winter the Cascade Mountain ski/sled hills are there.Good luck!

Obviously with this summer’s market it wasn’t the best decision for making a lot of money but I’ll still make some, learn a ton, help out a neighbor, and got my feet wet!

I will try to post how it goes, but November again is not optimal time to be placing a tenant.I suggest having leases end in late spring or early summer so placing tenant is at an optimal time.Good luck 

I'm doing my 2023 taxes (late) and we had some siding and gutters put on in Fall 2023, however we did not pay for it (~$13,000) until summer 2024.

Can I even break even if Summer rental season is a max of five months, and more likely three?
