And you should have done the kitchen cabinets to the ceiling. 

New LVP flooring upstairs to replace all the carpet, new cabinets and countertops in the 2.5 bathrooms, new fiberglass shower in the guest bathroom, new walk in shower (tiled) in the master bathroom, next lights/sinks/faucets/toilets/etc in all bathrooms, new paint on kitchen cabinets, new pulls on kitchen cabinets, new ceiling fans throughout, and fresh paint throughout.

You could call it something like "Maximum Allowance for Buyer's Agent Compensation"Something along those lines that leaves it as a negotiable item and sets a ceiling that makes any future news on the subject no news or good news.

@Luke Masaschi, while the pathway to easing the ADU conversion process is underway in NY, I believe CA is leading the pack.That said, NY law requires a minimum ceiling height of 7 ft. and requires 2ft to be above street level.

Some areas will need cleaning every single time it gets rented (i.e. kitchen, bathrooms, etc.) and other spots will need once a week (i.e. ceiling fans, etc.) or once a month. 

The ceilings aren’t tall enough, and I know that you can dig out a lower foundation to make the ceilings taller.

No one likes low ceilings.
