I do not think this topic has been discussed here on BP so let me throw it out there - lets talk about finding the buried bodies. 

Pick the argument you like better but realize no body knows.  

It became everything from a drug den to sex trafficking to an illegal auto body shop.

So before you get ready to attempt to rip your Landlord a new one, first go take it up with the local taxing authority, then go have it out with the insurance industry, then gripe to the neighborhood HOA (if applicable), then maybe settle your disputes with Home Depot/Lowes and any and all trade contractors.

As a landlord, I verified the work needed by pictures being sent, and arranged for a contractor to go in person who is licensed and insured to give an estimate for the work stating to management company this would likely have to come out of a security deposit.The management company was initially asked prior to me arranging this appointment with contractor, to have someone professional quote the damage, and they disregarded my wishes and without my knowledge, or notifying me, granted consent to the tenant to fix the door " in any way they see fit, and to attempt to fix it themselves to the degree of their liking." 

@Grant NashI have no experience in flipping/rehabbing and will attempt to analyze strictly on numbers.  

If they attempt to fix the problems but fail your inspection, give them notice of termination and 30 days to be out.

I'll check into it and see what happens attempting to send non-lease documents to applicants via the platform!

I recommend keeping it short for the initial attempt.
