Thanks Brandon,Yes after removing all of the staples and tackstrips, I did attempt to refinish the hardwood floors myself, unfortunately as a rookie, I did not heed the advice of getting the drum sander.

Never sell yourself short you have more properties under your belt then most people in their 30's.

I wanted to have a few under my belt so when I got to Toledo I could visit them.

Hoping to get my first property under my belt in the next 90 days.

While there is no harm in getting a contract notarized, I have never bothered with hundreds of contracts under my belt. 

And once construction is done you likely won't find a finance/cash-out option until the business has a couple years of performance under its belt (i.e., business LOC).

I have a half dozen flips under my belt and a new construction build.
