My worry is that the property might fall into probate or tax auction once he passes and someone who knows someone will get the deal under contract before it reaches public offering.There is a real estate agent in the area that gets about 85% of all the listings in the micro-market, so she is farming these properties constantly. 

I have a question as far as the auctions go.

Unless the seller/lender is added to title as a joint tenant, which would be downright stupid, the only other way they are “getting the property back” after the death of the buyer/borrower would be to foreclose and be the high bidder at the auction.

Does anyone have any experience bidding on auctions that don’t meet the reserve?

Hey everyone, does anyone have any info on whether or not you can assign a property that you put under contract at auction?

So of course I keep looking for ways to get in contact with cash, buyers and I end up finding out that the local auction is happening literally the next morning.

I'm only interested in public auctions. 

We were out of the country and our realtor took care of us bidding at auction and buying this property.  

A foreclosure/ auction/ etc. is going to give you the delta you need to make it pay off.

I missed this years tax auction so I was researching other ways to get tax certificates.
