I've seen a few people argue that you can get a 20% return YoY in real estate, which is certainly possible at the moment, but do the extra analysis; the S&P over the last five years has had an annualized return of 12.5% (with zero added work, I might add), once you add in your extra 25% investment, that's looking pretty good.And yes, the current returns are an anomaly, but that same anomaly exists in real estate at the moment.

This will let you see anomalies in your expenses, if something is higher one month, it can trigger you to investigate for a problem.Also set up transaction reports so that it is easy to create lists of expenses and income per property at the end of the year when preparing to do your taxes, or send to your accountant.As I said at the beginning, starting now and getting organized will save you a lot of time and possibly money in the future.
