LOL.. its amateur however on steroids... this is why most sellers really need to be represented by GOOD RE agents.. not wanna bee wholesaler investors with only guru or bp wholesaling knowledge behind them. may not be an issue to the seller who is getting abused ..

I've got no problem with that so long as full disclosure takes place and weasel clauses are not there, and folks are well capitalized to close on the thing if need be.But, this thread, as much as anything else, does indeed showcase how many amateurs are in this space.

I think the answer is some combination of non-qualifying loans and that there is some inflection point beyond which you're no longer an amateur and so your finances are evaluated differently, but I'm having a hard time understanding how it works.

Even if they don't,  also look at your new remodel and ask if you want amateurs moving in appliances that may or may not be functioning (leaks etc) properly or installed properly.
