That's considered "neglect" or "abuse" and I would seriously consider charging the tenant for at least a portion of the repair.In the future, you should only renew after a complete review of the tenant's payment history, communication, care of the home, etc.

Boeing once had their headquarters in Seattle and determined that because Seattle abused the company by taxation and restrictions, Boeing moved to Chicago claiming that Chicago was the "center" of their market.

There's been a lot of attention recently on a few landlords who were gaming the system and the City's aldermen are cracking down on abuses, but I think that those landlords are more the exception than the rule. 

Not many people would deliberately sabotage their good credit for some quick cash ( except for the substance abusers and identity thieves).

Some of this is a real correction of 4 years of abuse, and some of it is a knee jerk reaction to what has happened in the industry.Two big areas they tend to look at with these new guidelines -- what is happening to other sales in that county and that zip, and AVM's, which rely on county records.

But it also seems like they could be abused when used carelessly.

I've never seen one NRU member give of their time to assist others.Almost EVERY one who comes here from NRU has done nothing but abuse our site by sending SPAM messages to other members, seemingly with the intention of recruiting.

Used and abused.

Our authors who have high-quality content have no issue with our article guidelines because they have no intention on abusing the system.

A few suggestions which I think would enhance biggerpockets (some taken from vBulletin), in no particular order:* multi-quote - the ability to select multiple posts for quoting* kudos - ability to register approval of a post, or agreement with a point, and then count these and somehow rate posters - just provides more incentive to share and try to be constructive and helpful * ability to view the forum in wide screen format (maybe you can but I can't see how - the forum text only takes up about 30% of the width of my screen)* more/better emoticons - happy to suggest some if you like ;)* also I'd like emoticons inserted where the cursor is, rather than always at the end of the text (ie if you edit and want to insert an emoticon in an earlier para, you seem to be only able to do it by cutting and pasting the emoticon, which is always inserted at the very end of the whole post)* I imagine this is related to the fact that whenever you format some text, your cursor is moved to the very end of the post; I'd rather the cursor be left where it was just prior to applying formatting (eg bold)* ability to report/hide abusive posts, to try and stop conversations degenerating into slanging matches :roll: Love the forum - thanks, Josh.
